A fast food restaurant has been proposed for a site immediately next to a planned new Walmart Supercenter, The Citizen has learned.

According to an application submitted to the county Friday, the developers of a vacant parcel next to the big box retailer want to build out a 5,858 square foot “quick serve” eatery.

The name of the proposed restaurant was not disclosed in the new paperwork but Fort Lauderdale-based engineering firm Bowman Consulting Group Ltd. is behind the project and has previously provided services to new Chik-fil-As in Florida.

The location would include “dual drive thru lanes and indoor/outdoor dining,” according to the application.

The planned Walmart Supercenter has a listed address of 3405 International Golf Parkway, while the fast food project is listed as 3405 B on the same stretch, papers show.

The restaurant would sit on 2.89 acres.

As first reported by The Citizen last week, Walmart submitted a plan to build out a new store across the street from Tocoi Creek High School.

The development is roughly 2 miles from a cluster of major big box retailers, including Costco, Buc-ees, and a newly opened Bass Pro Shops.

The news was met with mixed reactions, with some howling about thickening traffic in the area while others welcomed additional retail options.

    1. Almost bought a house in Bannon Lakes 4 years ago when there was just Wendy’s there…. Glad we didn’t buy…. It’s crazy over there now

  1. PLEASE PLEASE PLEASE!! The LAST thing this area needs is another fast food restaurant. We already have a McDonald’s, Burger King, Wendy’s, What a Burger, Dominos, Murphy’s Pizza, King Wok, China Sun, Marcos Pizza, Pizza Hut, Pirate Pizza…all within a 1 mile radius!!! Not to mention Starbucks, Dunkin’, Panera, The Loop, 2 Mexican restaurants, 4 ice cream places, 2 Publix, Costco, Bucees, Home Depot, Super Walmart, 2 7Elevens, a middle school, a high school and an enormous ware house, all within the same radius! Who is approving another fast food restaurant and why don’t the residents of the World Golf Village area have any say?? It takes 20 minutes to a half hour to get to any of these places that are a mile or less away. The traffic is overwhelming. It’s all about $$$$$ and it’s shameful! We moved here when there were cow pastures and now all of that is gone. People are complaining about wild pigs, bear, bobcats in their back yards. Their land is stripped. They have no place to go. How do we get control over the senseless developments? It won’t be long before crime in this area becomes a major issue with the mass influx of housing and retail!

  2. What we need is a high end restaurant & a TJX /Marshalls & a Pet Smart & an Aldi’s.

  3. It is what it is, progress has taken over and we the eople have no say so just suck it up and accept the changes, we can’t change it.

  4. Thanks for turning St. Johns county into South Duval. The appeal of St. Augustine and the surrounding towns has been spoiled.

  5. A Walmart in front of a High school which is next to an Academy which is for Elementary and Middle school kids. Already this is a high traffic area.

Walmart is a high traffic store. Who was the IDIOT that approved this in a SCHOOL ZONE! Obviously someone who doesn’t care about the children and staff.

    1. The county commissioners are the ones who approve the new buildings/communities. Gotta vote when these individuals are up for election.

    2. No one had to approve it. World Commerce already holds the commercial development rights and it meets the approved uses.

Too many think every single business gets a yes or no vote. It doesn’t happen that way.

  6. Growth to the Red States will not stop – don’t poo poo it, accept it ans understand what it means … I’ve been Florida my entire life, most of you are weenies who have rolled in – the locals have valid points and MANY – this is a special place, we need to find a middle resolve an get used to it…

  7. The roads and especially the intersection at 16 and International Golf Parkway needs a significant do over before they should think about any further improvements. The worst designed intersection ever. On a positive note Maybe Publix will reduce it’s prices if it has competition.

    1. That intersection is scheduled to be redone. They are finalizing engineering and we should all have final design by end of December. Then construed should start quick as it’s funded for this fiscal year.

  8. The developers own St John’s county and our commissioners. Not one citizen who lives here wants to see this. With all the revenue coming into the county, they still raised our mileage rates and taxes to pay for it all. How does this make sense to anyone unless you are on the payroll.

    1. Yes. Tons of new growth, no infrastructure to support it, and our millage rate/taxes still go up. It’s disgusting.

    2. Perhaps they owned the developers back in 2002 when the rights were granted for the PUD and DRI. Current commissioners would squash it if they actually got to vote on it but it will never cross their desks.

  9. Resident since 1979 when there were two traffic lights on US1. At State Road 16 and King Street. Now to travel to dentist on US1 near International Golf Pkwy which is 10 miles, it takes 40 minutes if the train doesn’t block traffic and I must pass 4 schools and now add Bass Pro Shop, Super Walmart, Home Depot, Bucees and two Publix and more. Soon it will take an hour just to drive the 10 miles. That’s stupid. And, recently at the intersection of SR16 and IGP there was a dead Otter. It hurts. We’ve destroyed all of this habitat. We are destroying our lives along with the lives of our wildlife. Sadly it will only get worse because of greed. No land, no fresh unpolluted water, no animals and no unpolluted air.

  10. Car wash n another nail salon, because we never have enough of them,… Said , No One,… Ever
