Rare vacant oceanfront lot sells for $750,000 in Vilano Beach

With beachside living as coveted as ever, St. Johns County oceanfront properties priced under $1 million have becoming increasingly rare.

But one buyer recently reeled in a 0.3-acre Vilano Beach parcel for $750,000 last week after a $250,000 price cut, records show.

The empty lot at 3112 Coastal Highway was initially listed at an even $1 million in October before the trimmed down transaction.

Aerial photos reveal that the patch of green is one of the few vacant lots left along the stretch.

“Picture having your morning coffee with the waves crashing & spectacular views of the sunrise over the Atlantic Ocean,” broker Hollly Frandsen of Engel and Volkers First Coast wrote on the listing.

Frandsen also noted that the home was fronted by double dunes that provide “protection from flooding and erosion, making it ideal for you to build your dream home.”

The parcel sits minutes from downtown Vilano Beach and 10 minutes from downtown St. Augustine.

The home last sold in 1997 for just $90,000.
