With demand still rocketing, the St. Johns County luxury gated community market continues to expand -this time in St. Augustine.
Toll Brothers has released designs for the Estuary at Madeira, a new development with homes “starting in the $1,000,000s,” the builder said in a release.
The project is situated southwest of the Northeast Florida Regional Airport in St. Augustine and across the Tolomato River from Vilano Beach.

The development offers five different home designs from 2,888 to 4,140 square feet, and sales are set to launch in the spring of 2025.
The enclave is within the Madeira master-planned community, and residents will have access to a clubhouse, pool, fitness center, common areas, and a future kayak launch to the Intracoastal Waterway.
The largest home available — the Topsail — offers up to five bedrooms and 5.5 baths.
