St. Johns County Home Asking Prices Dip to Three-Year Low

It’s not just the temperatures that are dipping this winter.

St. Johns County’s housing market saw a notable slowdown last month, with median listing prices falling to $530,000—the lowest level since January 2022, when the median was $525,000, according to Realtor.com.

The decline represents roughly a 14% drop from the county’s pandemic-era peak of $623,000 in June 2022.

Despite the pullback, prices remain significantly higher than pre-pandemic levels.

In August 2020, the median asking price was just $380,000, highlighting the long-term growth the area has experienced.

Analysts point to rising mortgage rates and cooling buyer demand as factors contributing to the recent easing of prices, while still noting that St. Johns County remains a desirable market for many buyers angling for coastal communities and quality schools.

Local agents suggest that while the market has slowed, motivated buyers may find opportunities, particularly in areas that experienced the steepest gains during the pandemic.

Sellers and brokers appear to be adjusting their expectations given the shifting real estate climate, but the county’s market remains robust compared to historical norms.
