Sprawling St. Johns County equestrian estate sold to Miami development company for $4.4 million

A sprawling Fruit Cove equestrian estate changed hands Friday in a $4.4 million sale to an LLC linked to Miami-based Millrose Properties, according to St,. Johns County Clerk of Court records.

The property, located at 1595 Scott Road, stretches roughly 56 acres and includes a 4,700-square-foot single-family residence.

Two parcels were included in the sale—one containing the residence and another with approximately 54 acres of vacant land.

The 4,700 square foot home features five bedrooms and four bathrooms, along with a pool, game room, summer kitchen, and high ceilings, according to sales listings.

The buyer, MRP HDFB LLC, lists the same address in Miami’s fashionable Brickell district as Millrose Properties.

Hatched earlier this year, Millrose purchases large pieces of land, gets them ready for construction, and then lets builders reserve lots through contracts where they pay a monthly fee and later formally buy the land only when they’re ready to start building.

Millrose was created after Lennar Corp., one of the nation’s largest homebuilders, acquired a real estate firm and later spun off part of its operations to form the new venture according to a February press release.

The $6.5 billion acquisition paved the way for Millrose’s launch.

As part of the spin-off, Lennar contributed $5.5 billion in land assets and $1 billion in cash to Millrose.

“We are excited to operate Millrose in its mission to facilitate the creation of high-quality residential communities by leveraging our financial expertise and industry relationships,” Millrose CEO Darren Richman said in the release.
