Del Webb, the country’s largest builder of senior communities, is bringing a new 55-and-older neighborhood to the First Coast.
The project, called Del Webb Flagler Beach, is planned for Palm Coast in partnership with Florida-based developer Altman.
At full build-out, the gated community will include about 650 homes spread across 505 acres, with nearly half of the land preserved for wetlands and natural areas, the developer said in a release.
Construction on the first phase, which includes 223 homesites, is expected to begin later this year.

The neighborhood will feature five models and up to ten floor plans, ranging from roughly 1,300 to 2,800 square feet.
Developers say Del Webb Flagler Beach will offer resort-style amenities designed for active retirees, including a clubhouse, fitness center, swimming pool, pickleball and bocce courts, and a community garden.
Walking trails will run throughout the property, with direct access to the Lehigh Trail, a 6.7-mile path popular with hikers and cyclists.

Located between St. Augustine and Daytona Beach, the community will be close to area beaches, golf courses, shopping, and healthcare, including two AdventHealth hospitals.
The Promenade at Town Center, a new retail development in Palm Coast, is slated to open nearby in early 2026.
