After more than a decade spent serving up pies and psychedelic vibes on Anastasia Boulevard, the Mellow Mushroom pizza restaurant is preparing to relocate, and the property it has occupied is being listed for sale, The Citizen has learned.

The restaurant has operated successfully at this location for over ten years, serving both residents and tourists from its spot along the high-traffic Anastasia Boulevard corridor.

The building — a 5,770-square-foot freestanding structure situated on approximately 0.42 acres — is now on the market for $3.75 million.

“Strategically located just minutes from historic downtown, the beaches, and the iconic Bridge of Lions, this site benefits from strong year-round tourism and dense local foot traffic,” the listing from Coldwell Banker Commerical states.

Its current zoning allows for a variety of commercial uses beyond restaurant operations, including retail or entertainment.

According to property listing, the building includes a commercial kitchen equipped with hoods, a grease trap, walk-in cooler and freezer, and prep areas.

The layout features a large, open dining area, bar seating, private dining or event space, and restrooms. The site offers monument signage and access from both directions of Anastasia Boulevard.

Mellow Mushroom plans to remain in the St. Augustine area and is developing a new location nearby. No timeline for the move has been publicly announced.

Mellow Mushroom was founded in 1974 by two Georgia Tech students in Atlanta, Georgia.

The chain quickly expanded, especially in college towns across the Southeast, with each locally owned location featuring unique, psychedelic decor and a countercultural vibe despite being part of a franchise.
