Plot twist: Vacant Ponte Vedra Beach lot sells for nearly 20x its 1982 price

That’s a lot.

A vacant parcel on prestigious Ponte Vedra Boulevard has sold for a staggering $5.8 million, marking a nearly 1,833% increase from its $300,000 sale price in 1982, records show.

The cleared .79-acre property at 404 Ponte Vedra Boulevard offers sweeping views of the Atlantic Ocean, the surrounding lagoons and canals, and the fourth hole of the Ocean Course at the Ponte Vedra Inn & Club.

With beach access steps away and no existing structure to demolish, the property was marketed as a rare opportunity to build a trophy home in one of Northeast Florida’s most exclusive enclaves.

The buyer, a local LLC, closed on the property on September 29, records show.

The parcel has changed hands several times since 1982 — for $2.5 million in 2003, $1.75 million in 2015, and $4.45 million in 2023, showing both the volatility and long-term growth of high-end land values in the area.

The sale’s broker was not immediately clear.

While the price tag was steep, it’s not the top of the market. Three other vacant lots along the posh stretch are currently listed at $10 million, $9.25 million, and $8 million — though those properties sit directly on the ocean.
