A newly listed 20-acre commercial parcel on US-1 North could introduce a major mixed use development near Nocatee’s primary southern exit.
Offered at $6.95 million, the vacant parcel was approved for 202 apartments spread across several four story buildings, according to the Coldwell Banker listing.
The project also allows for the mixed commercial development of 2.43 acres of road frontage.
Placed on the market on March 17, the property comprises 9050, 9060 and 9080 US 1 North.
The plot is situated several hundred feet south of Pine Island Road, which will soon have a new traffic signal.
The busy intersection serves as the popular master planned community’s primary exit on US 1 near Pine Island Academy.
“The mix of apartments and commercial applications make this a great investment of development opportunity,” the listing states.
Agents for the parcel note that the area “is surrounded by existing and future planned residential development.”
The stretch of US 1 adjoining Nocatee has been developing rapidly in recent years, with both apartment complexes and commercial projects rising with increasing frequency.
In a detail that exemplifies the county’s shifting profile, the listing notes that a single tenant currently lives on a double wide trailer on the property.
