$9 million Roscoe Boulevard commercial property could alter the face of Palm Valley: “Gamechanger”

A rare waterfront parcel along Palm Valley’s evolving Roscoe Boulevard just hit the market, and it could reshape the scenic stretch’s commercial future.

Listed just this month, the 2.64-acre waterfront property’s brokers tout it as a “once in a lifetime” opportunity for commercial developers.

Offered at $9 million, the listing combines two properties – 1 and 3 North Roscoe Boulevard — directly on the Intracoastal Waterway.

The property “is the only commercial parcel of its kind in all of Northeast Florida, making it an unmatched investment for visionary developers and business owners,” brokers Derick Thranhardt and Robert Hillis write.

The “blank canvas,” the agents state, can be transformed into a variety of large-scale developments, including a luxury retail center with “boutique shops, galleries and experiential retail.”

The listing dangles a range of other potential uses, including an “entertainment hub,” “high-end waterfront dining,” or mixed-use office space.

The brokers note that waterfront commercial parcels are exceedingly rare in the area, making the Roscoe land a near one-of-one.

“Opportunities like this simply don’t exist in Northeast Florida,” the listing states. “This is your chance to own a piece of Ponte Vedra Beach’s future.”

Values have boomed along Roscoe Boulevard, which features a mix of residential homes and an increasing number of commercial projects.

Several restaurants have flourished along the span, including Valley Smoke, Barbara Jean’s and Palm Valley Fish Camp.

The commercial category appears to be enlarging rapidly, with one local broker unaffiliated with the listing calling it a potential “gamechanger.”

“It will be really interesting to see where this goes,” she said. “Depending on what they do with it, this is the type of development that can change the area’s character and influence what happens down the line. Some people will applaud that, some won’t. But Roscoe is slowly becoming more of a commercial strip, and I don’t think that’s going to reverse.”

  1. I think it is HIGHLY unlikely the seller will get anywhere near that asking price, but very interested to see what it does bring…
