A trio of St. Johns County communities were among the top-selling master-planned developments in the country in 2025, according to a report from John Burns Research and Consulting.
Hutson Companies’ SilverLeaf ranked seventh nationally with 1,002 homes sold, Mattamy Homes’ RiverTown came in at 23 with 502 sales, and the Parc Group’s Nocatee, the elder statesman of the three, still made the list at 36 with 417 homes sold, despite being nearly built out.
The firm’s annual ranking highlights the 50 best-selling master-planned communities in the U.S., which recorded nearly 33,000 new home sales in 2025, a five percent decline from the previous year.

While sales have pulled back from runaway pandemic-era highs, demand still remains stronger than pre-pandemic levels, the study asserted.
Master-planned developments often integrate amenities, including parks, trails, and social spaces.
Access to strong schools and a mix of housing options for multiple life stages also remain key selling points for buyers, according to the report.

Ballooning housing costs, including higher mortgage rates, rising insurance costs, and construction expenses, combined to cool the market last year.
Communities that allowed flexible design and varied housing products were better able to respond to shifting demand, the analysis contended.
Builders also relied on targeted incentives, most commonly mortgage rate buydowns, to maintain sales and combat rising inventory.
Nationally, 2025 saw a record seven master-planned communities surpass 1,000 home sales.
