A luxury pool contracting company is proposing a two-story office and design center on Crosswater Parkway across from Spray Water Park as part of an expanding strip of retail shops near Nocatee’s main amenities center, The Citizen has learned.
Documents filed Aug. 11 with St. Johns County indicate that Tier 1 Pools and Spas is planning a 10,000-square-foot building with approximately 28 parking spots on a 1.5-acre lot.
The site plan shows an outdoor showroom and a storage yard on the east side of Crosswater Parkway and across from Spray Water Park.

In addition to high-end pools, the company, which is headed by Ryan Luken, specializes in outdoor kitchens, pergolas, fire pits and screen enclosures.
If approved, the pool center would augment a growing shopping strip that includes furniture and hardware store Turner Home and an under-construction self-storage facility, which is fronted by six storefronts.


Tenants for those storefronts have yet to be announced.
The pre-application for Tier 1 Pools was filed by Blackstone Engineering on behalf of property owner SONOC Company LLC.
Tier 1 Pools currently lists its business location as 50 Ellis Street in St. Augustine.
The burgeoning retail strip has polarized the local community, with many residents expressing excitement for more shopping opportunities while others have complained of excessive development and increased traffic.
