Restaurateur Ben Groshell is planning to build a professional office building and a “luxury vehicle” garage on North Roscoe Boulevard in Ponte Vedra Beach.
A rezoning application has been filed for 300 N. Roscoe Blvd., seeking to change the property’s designation from Open Rural to Planned Unit Development, according to St. Johns County building records.
The project calls for up to 3,200 square feet of office space and 21,200 square feet of luxury vehicle storage.

The 2.5-acre site would host a pair of garage buildings and on-site parking, according to papers filed with the county.
The exact use wasn’t immediately clear but the luxury vehicle garage is a commercial project, according to the filings.
State records show Groshell as the company’s registered agent, with Ben and Liza Groshell as principals.

The LLC purchased the property for $1.5 million last year.
Ben Groshell didn’t return a request for comment.
The culinary power couple are best known as a successful duo behind Southern Table Hospitality, which operates Marker 32, Palm Valley Fish Camp, Valley Smoke BBQ, and St. Augustine Fish Camp, among their perennially bustling establishments.
The site of the new proposal is positioned just down the street from Palm Valley Fish Camp.
The plan is still in the preliminary stages of approval and will come before the St. Johns County Planning and Zoning Agency for review at a later date.
