High Tide: Vacant Ponte Vedra Beach oceanfront parcel sale marks one of highest in county history

An oceanfront parcel in Ponte Vedra Beach has sold for $8.9 million, ranking among the highest vacant land sales in St. Johns County history.

The transaction, which closed just shy of the $9.25 million asking price on Nov. 7, reflects the seemingly inexhaustible appetite for Northeast Florida’s luxury coastal market.

The 100-foot-wide homesite occupies a rare stretch of shoreline between two of Ponte Vedra’s most recognized landmarks — The Lodge & Club to the south and the Ponte Vedra Inn & Club to the north.

It is the only available oceanfront property in that corridor, offering a rare opportunity to build a custom estate directly on the Atlantic, according to listing broker Tina Webster of Berkshire Hathaway HomeServices Florida Network Realty.

Elevated behind natural dunes, the 0.29-acre site combines privacy with unobstructed views of the ocean. The orientation allows for panoramic sunrises, steady sea breezes, and long horizon views, Webster wrote in the listing.

The property last sold for $8.5 million in late 2024 — and for just $319,000 back in 1997.

A vacant lot across the road on the same coveted stretch sold for $5.8 million in September, records show, marking an increase of roughly 1,833% from its $300,000 sale price in 1982.
