Futuristic micro-lodging project proposed for wooded St. Augustine property

Old City, new visions.

A small-scale, eco-conscious lodging development is being proposed for a wooded property in West Augustine, according to an application submitted to the St. Johns County Growth Management Department on July 21.

The applicants, Andrii Melnychuk and Alexis Farwati, want to construct a hospitality development consisting of 12 capsule-style micro houses and 10 RV spaces, along with 30 guest parking spots at 1782 Carter Road.

Their LLC purchased the rustic tract for $665,000 in 2022, according to county records.

The proposed development is designed around an existing pond that will be preserved as a central landscape feature, according to the proposal.

Approximately 75% of the property—around 6 acres—will remain wooded and untouched to support local wildlife and vegetation.

Roughly 2 acres of the site are cleared and would contain all proposed structures, parking, and pedestrian walkways.

According to the application, the capsule houses will be built using sustainable materials and are intended to have a minimal environmental footprint.

The RV spaces will be equipped with utility hookups. Walkways made of permeable materials will connect all units to reduce stormwater runoff and promote groundwater recharge.

The site would use a private well for water and a permitted septic system for wastewater management.

The county is in the process of reviewing the project.
