The largest remaining tract of open land in St. Johns County’s most exclusive precinct has sold.
A 36-acre parcel in Ponte Vedra Beach, still an untamed swathe of trees and brush, closed last month for $3.995 million, according to public records.
The residentially zoned property, located off North Wilderness Trail, sold in a matter of months and for just under its asking price.

Compass Florida broker Hana Hunter brought the land to market in November with an initial listing price of $4.25 million. The sale closed on January 9.
Public records show the property last traded in 2021 for roughly half its recent sale price, underscoring the premium for large, undeveloped land in Ponte Vedra Beach as available acreage continues to shrink.
Hunter described the property as the largest remaining unimproved parcel of land in the most coveted area of Northern St. Johns County,.
Over the past two decades, development has steadily reduced the availability of large contiguous parcels, leaving few opportunities of comparable size.
The buyer was a limited liability company tied to Terra Innovations, a Ponte Vedra Beach–based real estate firm. Terra is also behind The Office at Ponte Vedra Beach, a high-end co-working and office space located along A1A.
The property sits just west of the TPC Sawgrass golf complex, home of The Players Championship, and near the St. Johns County Utility Department’s Players Club Water Reclamation Facility.
No future development plans have been announced.
Zoned for residential use, the land could accommodate a range of possibilities, subject to county approvals.
