Construction has started on Nocatee’s final major development — a 35-acre senior living community that will feature a nine-story apartment building, resort-style amenities, and on-site medical care when it opens in 2027.
The project, Fleet Landing at Nocatee, will cater to residents 62 and older.
Plans call for a 108,000-square-foot main building, two three-story independent living complexes with 17 units, and a three-story memory care facility offering 44 one- and two-bedroom apartments.

Fleet Landing purchased the site at 555 Cross Town Drive in Nocatee’s Duval County section in 2020. The expansion follows decades of overflow demand at the company’s original Atlantic Beach campus, which opened in 1990.
As a Life Plan Community, Fleet Landing at Nocatee will offer care designed to let residents age in place. Entrance fees range from $395,000 to $800,000, with monthly fees varying based on care and amenities.
Developers say the Nocatee campus will blend high-end design with the master-planned community’s amenity-rich lifestyle.
Residents will have access to a fitness center, pool, tennis and pickleball courts, and a dog park. The site will also feature a performing arts center, game rooms, bike shares, and a central greenway connecting to the Nocatee Greenway Trails.

Fleet Landing’s model appeals to older adults seeking independence alongside security and medical support. The AARP defines Life Plan Communities as “a long-term care option for older people who want to stay in the same place through different phases of the aging process.”
