The fast coffee niche continues to explode across Northeast Florida.
A new retail project is in the works for the southwest corner of State Road 16 and Green Acres Road in St. Augustine, where developers want to build a two-tenant complex totaling 4,133 square feet.
Plans call for a 1,133-square-foot drive-through building for Dutch Bros Coffee and a 3,000-square-foot retail space for another future tenant.
The site plan includes two driveways — one on State Road 16 and another on Green Acres Road — to handle traffic flow.

Designers say the layout will allow the coffee drive-through to operate without hindering access to the retail building or shared parking areas.
Dutch Bros Coffee began in 1992 as a pushcart run by brothers Dane and Travis Boersma in Oregon. The chain went public in 2021 and has grown to more than 1,000 locations in 18 states.
It opened its first St. Johns County shop at 50 McCoy Way, inside the Shops at Race Track Road.
The chain serves a wide lineup of drinks, from cold brew, chai and hot coffee to teas, lemonades, smoothies and its signature flavored sodas.
Customers can also order from Dutch Bros’ energy drink line, known as “Rebel.”
The food menu is limited — no cooking takes place on-site — but it includes quick bites like granola bars and muffin tops.
