An eight-room bed and breakfast in the heart of downtown St. Augustine has hit the market for $2.4 million, according to public records.
The 44 Spanish Street Inn, located just steps from the city’s iconic St. George Street and Flagler College, blends early 20th-century architecture with modern touches.
Built in 1920, the 3,560-square-foot property last sold in 2016 for $1.2 million.
Situated on a 0.09-acre parcel, the inn is being marketed as a turnkey hospitality operation but also highlights its commercial zoning and prime walkable location.

The listing suggests potential future uses such as a boutique inn with a café, restaurant, or retail element to capitalize on steady foot traffic in the nation’s oldest city.
Each guest room includes air conditioning, flat-screen TVs, and Wi-Fi. Guests receive a full complimentary breakfast and can unwind in the shaded courtyard or on the front terrace.
The property, represented by realtor Brad Officer, was publicly listed on July 21.
The 44 Spanish Street Inn is one of several local bed and breakfasts currently up for sale.
At Journey’s End and the Penny Farthing Inn—located a few houses apart on Cedar Street—are listed for $1.75 million and $2.25 million, respectively.

Another inn, 1001 Nights on Orange Street, is asking $3.3 million.
A former bed and breakfast owner told The Citizen Monday that the rise of short-term rentals and expanded hotel options in St. Augustine has softened demand for traditional inns, prompting some longtime owners to exit the market.
