More St. Johns County homes hit the market in March than any month in at least a decade

Inventory is spiking across St. Johns County.

More St. Johns County homes were listed for sale in March than any single month in at least a decade, according to new data.

Figures compiled by Realtor.com show 1,092 new listings flooded the county last month, bringing the total number of homes for sale to 2,786.

That’s the highest inventory figure since June 2019, when there were 2,819 listings available for purchase.

A full third of listings had price cuts in March — the highest clip in more than a decade.

Inventory increases were reflected across the county, with more homes for sale in Nocatee’s 32081 zip code in March than any point since at least 2015, reaching 279.

St. Augustine’s 32084 area code added 164 new listings in March — the highest number for that span in at least a decade. The area had 445 total homes on the market last month — the highest since February 2019’s 470.

By comparison, the zip code had only 54 total listings for sale in March 2022.

Even Ponte Vedra Beach’s 32082 zip code — which had seen lower inventory hikes than other St. Johns County areas — saw a marked increase in new listings last month.

The enclave saw 128 new homes hit the market in March — the steepest climb for any month since April 2018.

While rising, Ponte Vedra’s total for sale inventory of 274 remained well below pre-pandemic highs which often surpassed 400 listings.

Despite the market inventory spikes, home values have ebbed only slightly, according to Zillow’s Home Value Price Index.

The metric pegged the typical St. Johns County home value at $504,000 last month, down from $516.500 the same month last year.

That figure is down more significantly from the recent high of $525,000 in August 2022.
